Real estate home sales in Southern California continue at their slowest pace in more than two decades as many potential buyers and sellers held off if
they could, or struggled with mortgage financing if they couldn't.
The primary objective of the California Department of Real Estate (DRE) is protection of the public interest in regard to the offering of subdivided real estate lands, and the handling of
real estate transactions by licensees. To accomplish this, a standard of knowledge, measured by written examination, is established for licensing California real estate agents and a
minimum criterion of affirmative disclosure is set for qualifying subdivided lands offerings.
At the same time the Department protects public interest and consumer awareness, it assists the California real estate
industry in expanding its standards and level of professional ethics and responsibility.

be fewer newly built units to pick from down the road.
"With fewer condos being built in the California real estate market, there will be a drought." said Elaine Golden-Gealer, senior director of the Coldwell-Banker New Homes
and Condominium Division for Los Angeles. "The biggest selection is now, and in the next 6 - 12 months. Once those units are sold, the builders will wait until the economy gets better to build again."
California home prices are still too high, well beyond historically known relationships to rents or salaries. Yearly rents are 3% of purchase price. Mortgage rates are 6.5%, so it costs more than twice as much to
borrow money to buy a house than it does to rent the same thing. Since 2000, about 500,000 more people have left California than have moved here from other parts of the U.S.
San Jose California has many different areas and, while on average statistics indicate a neutral market for home prices and sales, each area exhibits its own market
flavor. Although the median price for homes sold in June of this year reflects a decrease of about 22% from June 2008, many areas continue to show some real estate price appreciation.
